Is there a cost for your service?

No – our cash offer for your property is a no-cost-to-you offer. If we decide to extend an all-cash offer to you, there is no cost to you…In fact, the transaction actually costs us rather than you, since we ultimately pay for closing costs if we decide to purchase your property. Paying for your closing costs maximizes the amount you put in your bank account at the end of the day.

Yet another benefit to doing business with us – no realtor commissions are paid by you since we buy directly from you using title companies. On raw land, most realtors across the country typically charge anywhere from 6 – 10% commissions at time of closing, which usually comes out of the seller’s pocket (Ouch!). With no realtor involved, this saves you major transaction costs.

How quickly can you make me an offer?

You sent me a purchase agreement - what is that?

To answer this question, let’s first explain how we purchase property as land buyers…We typically only purchase properties using either closing attorneys or local area title companies. Using a closing attorney or title company means the title and records will be properly researched, insured, processed and recorded, and since the closing attorney or title company is an unrelated third party – it means your property never gets transferred until you approve the final paperwork and the title company has the funds in hand from us, in an escrow account.

Title companies and closing attorneys help keep the transaction above board for all parties involved, and it gives you peace of mind, keeping your interests protected. We typically give you the closing attorney or title company’s name and phone number upfront when we first start the process, so that you can contact them anytime you’d like to discuss the transaction and check in with them, as needed.

Now to circle back and answer the original question. Since we only use closing attorneys or title companies, this means in order to open up title, the attorney or title company needs some sort of contract (or purchase agreement) that says you, the seller, wish to sell your property to us, the buyer. The purchase agreement is the document we need in order to get that title process started. While this document does a few things for the title company, the most important aspect of this document for the title company to open up title is that the owner agrees to sell the property, the buyer agrees to buy, etc.

What will you do with my property once you buy it?

Every property is different, so there isn’t a one-size-fits-all answer. For the most part, at Land Pearl - we're a "value-add" type firm, which means we are usually looking for ways to improve each property we buy and make it better than before.

Each piece of land we purchase has its own characteristics—location, access and frontage, terrain, shape, zoning, and potential uses. Because of that, our plans vary from property to property.

In some cases, we may improve the land by clearing underbrush, mulching, or creating homesites. Other times, we may add or improve access by installing gates, interior roads, driveways, culverts, utilities, or arranging easements. Some properties are enhanced for recreational use with trails, food plots and improved overall access, while others may be combined with neighboring acreage or subdivided into smaller tracts.

The common thread is that we look for ways to improve the land’s usability and value based on its unique situation. There is no single formula—each property is evaluated and handled individually.
